Your 10-Step Moving Plan
Use this to organize your move to Heber Valley. It covers research, visits, financing, and logistics. Take it one step at a time — you don't need to do everything at once.

- Visit in winter AND summer. One season won't tell you enough. Winter shows you cold, snow, and isolation. Summer shows you the beauty and outdoor lifestyle. You need both perspectives.
- Connect with a local real estate agent. Find an agent who actually lives here, knows the nuances, and will answer questions honestly. Don't work with someone who commutes from SLC.
- Get pre-approved with a lender. Ideally one who understands Utah real estate and mountain properties. Not all lenders are equally good at this. Ask for someone experienced with Heber Valley deals.
- Understand HOA rules and zoning. If you're buying land or acreage, these matter. Know what you're getting into — HOA fees, utility availability, and whether the land is zoned for what you want to do.
- Plan for winter gear. Budget for an AWD or 4WD vehicle, snow tires, a snow blower, and winter clothing. These are non-negotiables, not optional.
- Set up utilities and internet early. Contact providers for specific addresses to check availability. Rural properties may have limited options. Plan ahead so you're not stuck without internet your first week.
- Register for school / find childcare early. If you have children enrolling in school, register early — deadlines can be tight. If you need childcare, start researching now and add yourself to waitlists.
- Join local Facebook groups and community boards. Heber Valley community groups, neighborhood pages, schools' parent groups. Start listening and asking questions before you arrive.
- Give yourself time to adjust. Small-town living has a learning curve. Plan your first few months around settling in, finding favorite places, and meeting neighbors. You'll be surprised how quickly you belong.
